To Fall or not to Fall, what will this Autumn be?

All this talk of a bubble in Guelph’s housing market? Have you heard that? Houses over – priced, you heard that? How about…I am waiting till September to buy, prices will be better than the spring, heard that? No matter what you hear, Guelph’s Real Estate Market will shift in 2012.

Shift from a frenzy of Buyers paying top dollars for property?

Shift from Sellers demanding strong prices for their homes?

Shift from multiple offers within days, even hours on properties?

Shift from a strong down-town location trend?

Shift from ‘something with an apartment in it’ must-have?

FACT: Number of houses sold in 2012 is up 6% from 2011 year to date

FACT: Average sales price is up 5% from 2011 year to date

FACT: Houses in Guelph are selling in 29 days – indicating an EXCEPTIONAL SELLERS MARKET

With those few ideas in mind, here’s my prediction for Autumn 2012:

Number of listings will increase after July drought causing the Buyers ( many tired of losing in multiple offer situations ) to either QUIT..or raise the price level in order to WIN in competition. Buyers with houses to sell will decide to sell first and be more open to options for purchasing than they have been as a result of months of not finding what they want/need. More Sellers will ‘try’ the market, after all what’s to loose..?

SO…A Fall? .in my humble opinion….not this Autumn.

Are these really a Home Buyer’s Top 3 Influences?

As an effective Buyer’s Realtor, I must understand what the terminology used by a Buyer really means. When they say cute and cozy, do they mean small and compact? Not very likely…..

Understanding their Top Priorities is the first step to finding First-Time Buyers what they envision as their home purchase. The National Association of Realtors ( www.realtor.org ) did a survey in 2011 that suggests the Top 3 Priorities are:

1. The quality of the neighborhood. When searching through Guelph’s 12 Real Estate sections, do omit certain areas? Are you a strong fan for the typical favorites: St George’s Park, Exhibition Park, or St. Patrick’s Ward? Perhaps the Clairfields or Grange Hill East? Deciding on your neighborhood gives lifestyle clues that will lead to the right home for you.

2. Convenience to their Job Are you a commuter that needs direct access to the GTA via the 401? Perhaps travelling the backroads through Guelph-Eramosa Township to Kitchener/Waterloo is your desire. Either way, Guelph has many direct exits for commuters in any direction.

3. Overall Affordability of Homes A certain house style may be your ultimate goal. Century homes are in the older established areas, whereas a home with a potential for a basement apartment are often found in the east end and west end subdivisions. Deciding to purchase in the Live By the Lake Community in Guelph’s north end will be a different price point than the southerly location of Aberfoyle Mills.

To Stage or not to Stage…is that the question? …to be suitable for presentation, or performance on the stage..That is the meaning of staging when looked up in the dictionary.When working with our Guelph area clients we always have 3 goals in mind: 1 To sell your house the quickest possible2 For the most money possible3 With the least amount on inconvenience to youIn order to accomplish this your house or condo needs to be suitable for presentation. This makes staging your home is a critical part of that suitability. Since you are inviting the public to come and view and then to bid on your largest investment, it needs to be suitable…period! Staging comes in various forms, from thoroughly cleaning, then decluttering and tidying all the way to renting modern furniture and home decor accessories. Deciding how you are going to sell your home and to use which marketing plan, includes these levels of staging. Just remember the goal: most money the quickest! Investment Properties? Butter ? HUH??

Yes, I know, sounds a bit goofy but let me divulge my thoughts…

1. Butter is a solid concept ( building ) that when softened gives you some liquid (cash ).

2. Butter needs to taken care of / stored properly or it will liquify and disappear..just like your property needs regular maintenance.

…see where I am headed?….not so goofy after all is it ?……

3. Butter is meant as an enhancer to a sandwich just like an Investment Property enhances your Financial Portfolio.

4. Butter is referred to as a staple in life ( it’s my bread and butter ) and an Investment Property is a staple as it houses people.

And more than likely it can be found on the Internet. Congratulations! You are joining a whopping 93% of buyers who start their search on the Internet. Spending your evenings, lunch hours, and coffee breaks cruising through www.mls.ca or www.remax.ca or even private for sale websites….touring through all and any Open Houses in search of the perfect one…that will certainly help.
However, a bit of advice for you here…as you tour homes think like a detective would by gathering information on what you don’t want and what doesn’t work. Be in the pursuit of eliminating houses from your search as that will give you a much clearer focus on what you do want! As your Realtors, we work well beyond the actual finding of your home to ensuring that it is a solid financial purchase, that the value fits the asking price, and that you are fully up to speed on the condition of the house.
