How about&#8230;I am waiting till September to buy, prices will be better than the spring, heard that? &nbsp;No matter what you hear, Guelph&#8217;s Real Estate Market will shift in 2012.</p>

<p>Shift from&nbsp;a frenzy of Buyers paying top dollars for property?</p>
<p>Shift from Sellers demanding strong prices for their homes?</p>
<p>Shift from multiple offers within days, even hours on properties?</p>
<p>Shift from a strong down-town location trend?</p>
<p>Shift from &#8216;something with an apartment in it&#8217; must-have?</p>
<p>FACT: Number of houses sold in 2012 is up 6% from 2011 year to date</p>
<p>FACT: Average sales price is up 5% from 2011 year to date</p>
<p>FACT: Houses in Guelph are selling in 29 days &#8211; indicating an EXCEPTIONAL SELLERS MARKET</p>
<p>With those few ideas in mind, here&#8217;s my prediction for Autumn 2012:</p>
<p>Number of listings will increase after July drought causing the Buyers ( many tired of losing in multiple offer situations ) to either QUIT..or raise the price level in order to WIN in competition.&nbsp; Buyers with houses to sell will decide to sell first and be more open to options for purchasing than they have been as a result of months of not finding what they want/need. More Sellers will &#8216;try&#8217; the market, after all what&#8217;s to loose..?</p>
<p>SO&#8230;A Fall? .in my humble opinion&#8230;.not this Autumn.&nbsp;</p>

				<content:encoded><![CDATA[<p>As an effective Buyer&#8217;s Realtor, I must understand what the terminology used by a Buyer really means. When they say cute and cozy, do they mean small and compact? Not very likely&#8230;..</p>
<p>Understanding their Top Priorities&nbsp;is the first&nbsp;step to finding&nbsp;First-Time Buyers&nbsp;what they envision as their&nbsp;home purchase. The National Association of Realtors ( <a href="http://www.realtor.org">www.realtor.org</a> ) did a&nbsp;survey in 2011 that suggests the Top 3 Priorities are:</p>
<p>1. <span style="text-decoration:underline;">The quality of the neighborhood</span>. When searching through Guelph&#8217;s 12 Real Estate sections, do omit certain areas? Are you a strong fan for the typical favorites: St George&#8217;s Park, Exhibition Park, or St. Patrick&#8217;s Ward? Perhaps the Clairfields or Grange Hill East?&nbsp; Deciding on your neighborhood gives lifestyle clues that will lead to the right home for you.</p>
<p>2. <span style="text-decoration:underline;">Convenience to their Job</span> Are you a commuter that needs direct access to the GTA via the 401? Perhaps travelling the backroads through Guelph-Eramosa Township&nbsp;to Kitchener/Waterloo is your desire. Either way, Guelph has many direct exits for commuters in any direction.</p>
<p>3. <span style="text-decoration:underline;">Overall Affordability of Homes</span>&nbsp; A certain house style may be your ultimate goal. Century homes are in the older established areas, whereas a home with a potential for a basement apartment are often found in the east end and west end subdivisions. Deciding to purchase in the Live By the Lake Community in Guelph&#8217;s north end will be a different price point than the southerly location of Aberfoyle Mills.</p>

Since you are inviting the public to come and view and then to bid on your largest investment, it needs to be suitable&#8230;period! Staging comes in various forms, from thoroughly cleaning, then decluttering and tidying all the way to renting modern furniture and home decor accessories. Deciding how you are going to sell your home and to use which marketing plan, includes these levels of staging. Just remember the goal: most money the quickest! The National Association of Realtors has a list of the Top Ten Reasons of why you should stage your home:   Top Ten Reasons You Should Professionally Stage Your Home&#8230;1 You Will Make More MoneyAccording to the *National Association of Realtors (NAR), the average staging investment is between 1 and 3 percent of the home&#8217;s asking price, which generates a return of 8 to 10 percent!2 Your House Will Sell Faster which = More Money and Less Headache and StressA National Association of Realtors survey found that the longer a home stays on the market, the further below list price it drops.
