1. We will conduct a pre-listing appointment where we will discuss how we can help you sell your home for the highest dollar in the least amount of time. Once all parties are in agreement about working together, we will create a marketing program, establish a list price, and a date for your home to enter the local market place.
2. We will take the time to educate you on the current market conditions so you know where your home stands compared to market value.
3. We will take the time to explain all essential information around Real Estate Agency relationships so you know your rights as a Seller, and the advantages of having a Real Estate Sales Representative working with you.
4. We will provide recommendations for lenders and financial alternatives as a part of the financial process. We will ask for a pre-approval letter and use this to improve our negotiating strength.
5. We will continually search the local real estate market for any newly listed properties which compare to your home. We will constantly evaluate the status of your listing, and make adjustments as needed to get your home sold.
6. We will have all appointments arranged through our RE/MAX office and you will have the opportunity to accept or decline the showing. Our office will verify the Real Estate Representative is a licensed member of RECO prior to granting access to your property. We will be in touch with you to provide feedback we receive on any and all showings.
7. We will explain the offer process to you in detail, eliminating any confusion and additional stress. We will prepare a negotiation strategy when the offer is presented.
8. We will inform you of the process of a home inspection and appraisals, as this may be required in the terms of the offer. When available we will review all inspection reports and other documents pertaining to the conditions of the offer with you. If additional remedies are required we will review all amendments in detail and further discuss the negotiation strategy with you.
9. We will explain and when required, assist with the post-purchase responsibilities of both yourself and the Buyer and constantly monitor the progress of the purchase agreement.
10. Before closing we will assist you with the dealings of any issues discovered in the Buyers final walk through.
11. We will keep all information you provide confidential, and only exchange paperwork with the parties involved in the Real Estate transaction.
